A: Within 24 hours, you’ll receive the report via e-mail as a PDF file that you can read on screen or print. All Home Scientific inspection reports provide digital photos of areas that need clarification. Every item inspected on the property is addressed in the report..

A: Three to four hours at the property is typical for a 2500 square foot home but depends on the condition of the property, the number of services you have requested, and the size of the home. It takes time to perform a thorough inspection of the entire property and pay attention to the details.  After that it takes several more hours at the office to complete a through report.  Our dedication to each home is why we only schedule one inspection per day.

A: We conduct inspections in Austin, Cedar Park, Round Rock, Georgetown, Lakeway, Kyle, Buda, Pflugerville and all of Travis, Williamson, Hays, and Burnet counties.

A: Yes, if possible it is best to arrive at the end of the inspection for a walk through. There are always items in the inspection that can best be explained on site. They will be included in the report, of course, but your presence at the property always makes it easier to understand important information about the property.

A: Yes. Your realtor can assist you in determining if any items in the report are significant enough to warrant repair or re-negotiation with the seller. Having your realtor review the report also insures that you both are “on the same page” at the closing.

A: Yes. A professional inspection of a new home is important. Homes are complicated structures that have thousands of components installed by numerous subcontractors.  It is unlikely that everything was completed correctly.  If possible, it is especially valuable to arrange a phase inspection before the interior walls are finished. Many problems can be discovered and easily fixed before they have been covered up with drywall.

A: Cash, check, and credit cards. Visa, Mastercard, American Express, and Discover are processed securely using a mobile card reader and smart phone.

A: No. The standards of practice established by the Texas Real Estate Commission prohibit inspectors from repairing homes they inspected for 12 months. This assures that there will never be a conflict of interest on the part of the inspector. Our purpose is to provide the client a professional and unbiased report.
